Vanir Tower
Steve Trolio played a pivotal role in assisting Vanir with the design and development of Vanir Tower, a striking 33-story skyscraper designed by Pei Cobb Freed & Partners, a world-renowned architecture firm known for its iconic and innovative designs. Standing at 435 feet tall and encompassing 695,000 square feet, this architectural masterpiece seamlessly integrates residential, commercial, and hospitality spaces. The subterranean level provides private parking exclusively for condominium owners, while the first floor welcomes visitors with an elegant lobby and retail spaces. The second and third levels feature grand ballrooms and meeting rooms, catering to upscale events and business gatherings. With six floors of parking and four floors dedicated to office use, the tower balances convenience with sophistication. A dedicated hotel common area—complete with a full service restaurant, fitness center and dual pools, including an exclusive private pool for condominium residents—enhances the luxury living experience. The 11 floors of a luxury hotel provide world-class accommodations, while the top seven floors house 52 premium condominium units, offering breathtaking city views. Crowning the structure, a stunning sky bar on the top floor delivers an exclusive setting for panoramic experiences, making Vanir Tower a beacon of modern elegance and innovation. The tower has not yet been built due to financial constraints.
Greenville Mobile Home Community
Greenville Mobile Home Community, located in Greenville, TX, is a 59-acre, 424-site development that redefines luxury living in manufactured home communities. Designed to provide both comfort and convenience, the community features a 5,600-square-foot clubhouse at the front of the property, complete with pool tables, a ping pong room, a computer room, large-screen TVs, a kitchen, and a staff office dedicated to resident services. Beyond the clubhouse, residents will enjoy a resort-style pool and spa, bocce ball court, basketball court, a dedicated kids’ play area, a traditional park, and a spacious dog park. The development process was a massive undertaking, requiring extensive infrastructure improvements, including bringing water up Highway 34 through a 2-mile stretch across 26 different privately owned parcels. Additionally, the project navigated complex sewer installations, cutting up to 35 feet deep over a 2.5-mile stretch through two large private ownership groups to connect to the city’s sewer lift station. This extensive planning and execution ensure that Greenville Mobile Home Community sets a new standard for upscale, amenity-rich manufactured home living.


Metro Air Park – Sacramento, CA
Metro Air Park is a premier 1,892-acre business and industrial hub strategically located in Sacramento, CA, just minutes from Sacramento International Airport. Designed to support logistics, distribution, manufacturing, and corporate enterprises, the park offers state-of-the-art infrastructure and seamless access to major highways, including I-5 and I-80. With 400 acres optioned, entitled, and sold, Metro Air Park continues to attract significant investment and development. The project was shaped by 28 ownership groups and backed by a $180,000,000 Fee and Mello Roos Program, ensuring top-tier infrastructure and services. The Trolios were the second-largest landholders in the park, playing a crucial role in its development, with Steve Trolio serving on the Steering Committee for four years. As a rapidly expanding business hub, Metro Air Park is home to national and global companies across industries such as e-commerce, aviation, technology, and logistics, all benefiting from its strategic location and innovative, sustainable design.
Venus, Texas Residential Development Project
Our Venus, Texas project was a strategic land acquisition and entitlement initiative aimed at maximizing land value through smart planning and engineering. We acquired 100 acres of prime real estate, successfully platted 78 residential lots, and completed the engineering and entitlement process to prepare the property for development.
By streamlining zoning, infrastructure planning, and approvals, we enhanced the property’s market appeal and positioned it as a turnkey investment opportunity. Before commencing development, we successfully sold the entire project, delivering a high-value, ready-to-build residential community to its new owner.
This project highlights our ability to identify, entitle, and execute high-impact real estate transactions, optimizing returns while minimizing development risk.


Garden Homes of Princeton
The Garden Homes of Princeton is a fully approved multi-family development in Princeton, Texas—just 40 minutes north of downtown Dallas and 10 minutes east of McKinney. Spanning 12.1 acres, this thoughtfully designed community consists of 126 single-story units arranged in fourplex configurations, meeting HUD’s minimum per building requirement. Unlike traditional multi-family housing, our design prioritizes privacy and comfort, with no units above or below and only one shared wall in half of our residences. Notably, half of our units feature end-cap layouts with side kitchen windows, offering a more home-like living experience.
Princeton has been one of the fastest-growing cities in the U.S., leading to a building moratorium as infrastructure catches up. However, The Garden Homes of Princeton is one of the few projects exempt from this restriction, giving us a distinct advantage in bringing much-needed housing to the area. Our development also stands out in the North DFW market by offering private backyards for every unit—ranging from 14’ deep to 38’ wide—complete with spacious concrete patios. With over 70% of multi-family renters now owning a dog, these outdoor spaces provide an unmatched benefit, perfect for pet-friendly access, secure play areas for children, barbecuing, or simply enjoying the fresh air.
Complementing the residential experience, our community features a suite of premium amenities, including a clubhouse, pool, mail center, two dog parks, garages, storage units, EV charging stations, gated access, and one covered parking space per unit. The Garden Homes of Princeton offers a unique blend of single-story living with the convenience and benefits of a well-planned multi-family community—providing an exceptional place to call home.
Overland Park, Kansas Mixed-Use Development
Steve Trolio, in partnership with JAMP Enterprises, has meticulously planned a 33-acre mixed-use development in Overland Park, Kansas, seamlessly integrating modern townhome living, premier senior housing, and thoughtfully designed community spaces. The development includes 202 townhomes alongside a 105,000-square-foot assisted living facility, featuring covered terraces, fountains, and a community garden to promote a serene and engaging environment. Additionally, a 290,000-square-foot independent living facility offers residents an array of amenities, including an entertainment stage venue, movie nights with a Grand Central Lawn area, an indoor pool, and a clubhouse for social and wellness activities. The project prioritizes outdoor living with dedicated pocket parks for large and small dogs, each equipped with a pavilion, tables, and benches. At the heart of the community, a huge Central Green Park serves as a hub for social interaction and recreation, featuring a large pavilion with grills and tables, a resort-style pool, an expansive kids’ splash pad, a modern playground, and a vast lawn area. A separate remote lawn area with a meditation pavilion provides a tranquil retreat for relaxation and mindfulness. This visionary development is designed to foster a vibrant, multi-generational community, enhancing quality of life through a perfect balance of residential, senior living, and recreational spaces.
